About Us
We started in real estate construction and rehab in the early 1990s with single-family homes. In 1997, we entered the multi-family market and officially became M&M Management in 2000. At M&M, we built our portfolio by extensively renovating older multi-family communities in working-class neighborhoods. When a fire devastatingly destroyed the site of Rita Grace Manor, M&M rebuilt the property from the ground as a 92-unit apartment complex. Being the only new/modern construction apartment in Northeast Philadelphia, this complex was received well by both the residents of Rita Grace and the surrounding neighborhood. From this experience, M&M began developing new construction multi-family communities in working-class neighborhoods, using Rita Grace Manor as a model for future developments.
Extending its community range, M&M Management opened its latest, brand new 72 unit community in the Manayunk/ Roxborough area in the summer of 2019. Additionally, in up-and-coming area of East Kensington, a modern 126 unit luxurious multi-family complex is being built and is set for completion in the Spring of 2022.
Step by step process

Give us a call
The leasing office is open from 8:30am to 4:30pm on
Monday, Wednesday, and Friday, 9:30am to 7:00pm on Tuesday and
Thursday, and 9:30am to 1:30pm on Saturday.

Schedule a tour
As long as there are vacant units to show, we can schedule tours any
time Monday through Saturday. All tours are by appointment only and must be scheduled
in advance. If you are out of town and interested in one of our communities, we can
accommodate a virtual tour. All tours can be scheduled by phone or email. If there isn't a
unit to show, we can schedule an appointment for a future date after the resident moves
out. Otherwise, we can coordinate an appointment with the current resident if an
application has been submitted and approved.

Submit Your Application
To submit your application, click on the location you are
interested in and the unit size desired. It will walk you through from there to fill out your
application which is done through Rent Cafe. The application will not be screened until
the NON REFUNDABLE $50 application fee is submitted, and the “I Consent to Screen”
button is chosen. In addition to the application, we request two forms of ID, and one
month worth of paystubs (proof of income). We will also conduct a landlord reference
from your current residency. Anyone 18 years or older can apply.

Security / Holding Fee
One or two security deposits may be requested which applicants are informed of upon approval.

Our Lease
Once we have received the security deposit, your lease will be drafted. All
leases are completed through the website DocuSign, where it can be signed electronically
and submitted back to management. The lease gets sent to your email and will be sent to
one person at a time, with management being the last to countersign. All completed
leases will then be uploaded to your RentCafe portal.

Move-in Day
Before move-in, we advise that you have all utilities needed for the
apartment turned on at least 72hrs prior. Proof of renter’s insurance with M&M
Management listed as an additional insurer is REQUIRED. If you are unsure where to get
renter’s insurance, we can direct you to a local agency. First month's rent is due on move-
in day (only accepted in the form of cash or certified funds) in order to receive keys. For
our properties with free parking, you will receive one parking permit (a copy of your
vehicle registration is needed). For properties with paid parking, please ask for
availability. For residents with pets, don't forget to bring in a vaccination report from the
vet, as this is needed for the pet agreement document. Welcome home!
